Stucco Master Supply was started in 2018 by Mike Gibbs. Mr. Gibbs has well over 20 years of EIFS and stucco experience and in 6 short years, built Stucco Master Supply into a leading EIFS and Stone distributor for the Dayton-Cincinnati/tri-state area.  The Stucco Master Team lead by Mike Gibbs and Jolene LaClair will bring new customer relationships and industry expertise to the мÓÆÂÁùºÏ²ÊÏÂ×¢ Cincinnati district led by Ben Moran.

Mike Gibbs, the current owner, will stay on with мÓÆÂÁùºÏ²ÊÏÂ×¢ in an EIFS sales leadership role to help transition and continue growing the EIFS and stone business.

Today is an exciting day for мÓÆÂÁùºÏ²ÊÏÂ×¢ as we have completed the acquisition of 3 companies with a total of 11 locations on the same date for the first time in our history. Each is noted below.

A&D Supply LLC and Studs Unlimited LLC (3 locations in Oklahoma, 2 in Arkansas, 2 in Texas & 1 in Tennessee).

A&D Supply has been family owned and operated through 3 generations since 1974.  A&D Supply distributes drywall, steel framing, Armstrong ceilings, insulation and general building materials.  Owner George Hughes III and the A&D Leadership Team will continue with the business as new members of the мÓÆÂÁùºÏ²ÊÏÂ×¢ Team.

To Our Valued Customers,

We are nearly half of the way through 2023, and by most accounts, our industry is running at levels that have surprised many of us. Despite the headwinds forecasted for this year, we seem to be progressing well on several fronts. It seems like we are only one international incident away from an economic crisis. Let’s all hope that the world can avoid any unnecessary missteps.

While fuel costs have moderated recently, the diesel price index is still significantly higher than the five-year average price. The instability in a consistent energy policy has led to unstable prices from quarter to quarter. Driver shortages continue to be an issue in all parts of North America.

Single-family housing has borne the brunt of the economic headwinds. While down from the 2022 levels, we are all grateful that the current activity is a little better than the forecasts had predicted. Mortgage rates are hovering around 6.5%. The lack of housing inventory has kept the prices in most markets at very strong levels. Multi-family housing has been the most robust portion of our market. Despite gloomy forecasts for several years, this sector of the market remains very strong.

The commercial market has been very good for most parts of North America. A flurry of microchip manufacturing facilities, electric battery plants, and data storage centers has led the way for a strong showing in this market. The Architectural Billing Index (ABI) in April was 48.5 a slight decrease from March in which the ABI had come in at 50.4. The tenant improvement market continues to lag as many areas have not seen workers return to their offices.

Commentary By Major Product Category

Here’s our take on the outlook for the remainder of 2023 by product category.

Drywall – The supply chain issues that plagued our industry in 2022 are finally in the rearview mirror. The southeastern portion of the United States was the last area to free up supply after battling the two hurricanes that impacted Florida in the fall. This market continues to experience the strongest demand and is forecasted to remain strong throughout the calendar year. The west coast and the Southwest have experienced some softness in their markets. The second half of this year is anticipating activity in these markets to increase. We expect the pricing for wallboard products to remain stable in most markets this year barring any unforeseen economic issues.

Insulation – Due to the closure of a major plant on the west coast, this industry is running at near capacity pace. Lead times have come down significantly since last year. Fiberglass batts and mineral fiber products are now readily available. Blowing wool products typically become tight in supply in the fall during the heavy reinsulating period. We expect pricing to remain stable in this product category for the remainder of this year.

Joint Compound – The supply chain has been restored to normal lead times. The drywall tape shortage that occurred last fall is now corrected, and the product is readily available.

Ceilings & Grid – Availability is not an issue with this product category. We believe we have returned to a traditional price increase cadence of one increase in the spring and one increase in the fall.

Steel – This product category has shown the most volatility of any category in our business. The effects of worldwide events and import tariffs have been seen with steel products. We saw the prices rise significantly more than other categories in 2022 and we’ve now seen them decline more than any other product category so far this year. We do believe that pricing will be mostly stable at the current levels for the remainder of 2023.

EIFS/Stucco – Lead times have returned to normal levels in this category. The cement industry is experiencing some shortages. As a result, there is a price increase announced for July 1, 2023, for stucco and cementitious products associated with stucco. One stucco manufacturer has left the industry in Florida. Given the robust opportunity in Florida, there may be some shortages for a short time while the remaining three suppliers absorb that business.

These guidelines are our best attempt to help you understand what the future may hold. In no way are we able to guarantee what the future may bring.

In closing, I’d like to say how pleased we are that on March 31, 2023, we were successful in acquiring Marjam. This acquisition will greatly strengthen our position from New England to Florida along the eastern seaboard. We are also extremely excited about the increased activity on our Ecommerce site .

On December 1, мÓÆÂÁùºÏ²ÊÏÂ×¢ completed the successful acquisition of Titan Insulation Supply, LLC (Titan) in Denver, Colorado. Titan started its business just 3 years ago and has rapidly grown into a successful operation providing multiple insulation product lines such as batts, blowing wool, spray foam, cellulose, mineral wool, polyiso boards, and related insulation accessories.  The former owners, Francis Cloudt, who has 21 years of experience in the insulation industry, and Yvonne Anderson will be staying on with мÓÆÂÁùºÏ²ÊÏÂ×¢ to help transition and manage the business. Titan and will be part of the growing Residential Insulation Supply (RIS) Team.

Welcome to the home stretch for 2022. It has been another year filled with a range of unexpected issues which have surfaced within our industry, country, and in many cases the world.

Transportation and freight continue to be a challenge with diesel fuel staying around $6 per gallon and a depletion in supply causing concern. Driver shortages continue to plague all industries reliant on over-the-road trucking.

Single-family housing is under economic headwinds on many fronts. Mortgage Interest rates have risen quickly from under 3% to now sitting at north of 7%. These increases will surely continue to impact single-family housing permits, starts, and completions in nearly all markets. (Figure 1. U.S. New Residential Construction Trends). Supply chain issues have improved in the last six months for a range of building materials that were experiencing lengthy lead times earlier this year. There are still a few products that continue to be problematic. Labor shortages are prevalent in nearly all trades. Multi-family construction and commercial activity remain strong in most markets, however, the Architectural Billing Index (ABI), a clear indicator of demand for new non-residential projects, dropped to 47.7 in October after trending above 50 since February of 2021. While the lead time on commercial projects is significantly longer than single-family housing the same headwinds facing single family will likely impact commercial activity at some point in the future.

Commentary By Major Product Category

Our view and outlook for the building materials industry by category for the end of 2022 and early 2023 are as follows.

Drywall – Most of the supply chain issues we have all experienced appear to be behind us, however one area still experiencing tight availability is the Southeast. Recently, a major drywall manufacturer notified us of a price increase, this could be a signal that others may follow. Glass-mat products continue to experience supply issues, primarily due to the limited availability of the facer component. We sense that glass-mat products will be in very tight supply throughout 2023. Wallboard pricing will moderate in 2023. We anticipate a first-quarter increase of around 10% to offset continued raw input increases, particularly in natural gas. The remainder of 2023 should see a very calm pricing environment.

Insulation – Availability has increased for insulation products. Fiberglass, mineral wool, and spray foam have all greatly improved shipping cycles in the last few months. Raw input costs, particularly natural gas, continue to cause prices to rise. Additionally, fiberglass and mineral wool increases have been announced for mid-December.

Joint Compound – Barring any unforeseen supply chain disruptions like the winter storm that struck the Houston metro area in 2021, joint compound should remain readily available throughout 2023. Drywall tape has been in short supply due to manufacturing issues and the major hurricane in Florida. This tightness in supply should be a short-term issue that will ease as we enter 2023.

Ceilings & Grid – Following unusually high increases in 2022, we expect pricing in this area to return to a normal cadence. Historically in this product category, a mid-single-digit increase in the first and second half of the year was typical. Our view is that 2023 will reflect a more historical pattern. Product availability is strong for this category.

Steel – Supply chain issues were the root cause of this category’s rapid rise in 2021-2022. In 2023, we expect this to change to a pattern of price moderation. Increased worldwide availability combined with weakened demand for automotive and appliance categories will likely cause construction steel products to experience some deflation in 2023, with availability returning to a normal cycle. According to the American Iron and Steel Institute (AISI), domestic steel output was 1,688,000 net tons in the week ending Oct. 15, with utilization running at about 76%. Some softening is showing, in which rates above 80% utilization are considered strong, and rates at the peak of demand were running at 85% for a 3-month period. EIFS/Stucco – Lead times have returned to a more normal cycle for EIFS and stucco products. With this category being heavily involved in the commercial and multi-family sectors, we anticipate a price increase of around 10% in February.

These guidelines are our best attempt to help you understand what the future may hold. In no way are we able to guarantee what the future may bring. For example, the impacts in Florida associated with Hurricane Ian are a good reminder of how quickly a market can be disrupted by events beyond our control.
